I visited my boyfriend’s cousin. It was the second time I’ve met her.

They just moved in new house and the renovation is still going on. Suprisingly, the house is their 2nd house and they are planning to buy one more house in other city! The purpose is for investment. 

The house has a master bedroom, 3 small bedrooms on 1st floor and a bachelor room included a bathroom and kitchen, on basement.  The cost was $450,000. They pay $3,000 per month. I tried calcurating how it works as financial investment. 

Down money : -$10,000 min.

Monthly repayment : -$3,000 [ rent $1,800 ($450 x 4 persons) +copay $1,200 ]

Period (no interest) : (450,000 – 10,000) / 3,000 = 146 month = 12years

After 12 years, they start earning money. 12years is actually very short as home loan if we have a garantee of woking during a pay-back period. If I pay $700 for rent and $500 for investment every month, I can get around $1,800 after 12years without paying of my rent. It looks to me like practical investment.

Anyway, I can’t start any real investment now. When I see the opportunity, I wanna try.

I will keep a record here how long it takes to acquire permanent residency.
